As a Manager- Land Acquisition, you will report to the Head of Land and be responsible as a local lead for the Land Acquisition department and control the process of RE Project Land Acquisition. You would also be expected to take ownership of Government Relations and Approvals process to establish and operate Wind, Solar, Hydro, Hybrid power projects in different states around India. More specifically:
- To take ownership of entire Land acquisition process starting from land sourcing, legality, feasibility study, negotiation with Landowners and finalization of Land Cost.
- RoW of Transmission Line from Project site to nearest Substation.
- Identification of opportunities for Joint Development or Outright purchase. Understand the business potential of the land.
- Determine the value of land through various market research activities.
- Negotiation with landowners and Survey of Land.
- Possess necessary skillsets to understand the potential of the land as to its suitability for Wind, Solar, Hybrid power projects.
- Possess necessary skillsets to understand what kind of approvals are required for the Land Acquisition- NA Conversion/ Land Ceiling Exemption etc
- Should have good networking ability with landowners and land aggregators, will include Land aggregator selection, taking internal signoff and approvals to onboard aggregator. Be responsible for Land aggregator management in the state.
- Identify land banks and evaluate their feasibility for procurement including the surrounding area of existing land banks
- Knowledge of IFC (International standards on land development) standards for land development
- Build a business case to secure Top Management’s approval.
- Developing Technical Feasibility studies including Design, Finance, Legal and sales.
- Prepare and analyse feasibility reports and provide inputs to the Management on the level and type of land feasibility, Sale, Joint Development, Lease.
- Liaise and build relationships with Property Consultants Agents to acquire suitable Land leads and secure sufficient time to make purchase decisions
- Work closely with the Legal Department to ensure comprehensive due diligence and vetting of land documents, MOUs and addressing litigation issues with landowners.
- Must have the ability to clearly articulate the Goals, vision, and Mission of Statkraft and position Statkraft as a reliable investor and build a positive image and perception of the company before stakeholders.
- Work closely with the License and Permits Team for obtaining approvals, clearances and licenses from the Government and Regulatory Authorities for the land procurement or Project Permits as required.
- Be responsible for building and maintaining comfortable working relation with State Government departments to facilitate meetings of Statkraft Management and Senior Government Officers while maintaining highest standards of ethics and Integrity in accordance with the Statkraft Way.
- Undertaking discussions with top Govt. Officials in District/State Level
About you:
We look for experienced personnel with the essential skills to future-proof our business and renewable energy solutions. That includes:
- Technical Background/ Graduation- BTech/ MBA with 8-10 years’ experience in Land Acquisition preferably in states like Rajasthan, Gujarat, MP.
- Ability to work independently with minimal supervision
- Experience of Land acquisition & capability for technical assessment of the TL / Substations / ROW challenges / Broad feasibility of the Substation.
- Knowledge of Wind & Solar Power Project Land acquisition and related approvals is mandatory
- Financial skills to analyse value the land.
- Sound knowledge of real estate concepts like Land Registration, Conversion, Ceiling Limit exemption.
- Possess excellent communication skills to communicate with diverse stakeholders.
- Possess knowledge of real estate concepts and geographical knowledge of
the work area. - Prepare financial reports including feasibility sheet, pricing, land analysis and
market research. - Must have experience of closing land deals of min 250-500 Acres capacity.
